Bartek Construction Ltd. is a residential design-build company serving homeowners throughout the Lower Mainland and Kelowna, BC. No. Many of our clients engage us before they have secured land. Our service is designed to support clients at the earliest stage of the process, helping to identify and assess suitable lots in parallel with the initial planning and budgeting work.
This is one of the most common situations we encounter. If your vision exceeds your budget, we will tell you directly and work through a structured value engineering process to identify the best path forward. That may mean adjusting the scope, revising material selections, or staging the build over time.
At the planning stage, we provide detailed budget assessments based on current market costs. These are honest, informed estimates rather than binding contract prices. A fixed price contract is established at the point of construction, once the design is finalised and the full scope is confirmed.
We work alongside real estate professionals where appropriate and can recommend agents with relevant experience in the BC residential land market. Our role is to complement the real estate process with a builder's assessment of each lot's construction suitability and cost implications.
Yes. The planning documentation we produce belongs to you. However, many clients who complete a planning and budgeting engagement with us choose to continue with Bartek Construction for the construction phase, given the continuity of knowledge and relationship it provides.
