Do I need to have a lot before I can start planning my custom home?
No. Many of our clients engage us before they have secured land. We help identify and assess suitable lots across BC as part of our planning process, so you can begin both simultaneously.
What if my budget is not sufficient for what I want to build?
We tell you directly. If your vision exceeds your budget, we will say so at the outset and work through value engineering together, whether that means adjusting the scope, revising material selections, or staging the build over time.
Do you provide fixed price estimates at the planning stage?
At the planning stage we provide detailed budget assessments based on current market costs. These are honest informed estimates, not binding contract prices. A fixed price contract is established at the point of construction once the scope is confirmed.
Do you work with a real estate agent on land acquisitions?
Yes, where appropriate. We work alongside real estate professionals and can recommend agents with BC residential land market experience. Our role is to add a builder's perspective on construction suitability and site costs, something a real estate agent cannot provide.
Can I use the planning documentation with a different builder?
Yes. The documentation belongs to you. That said, most clients choose to continue with Bartek Construction for the build given the continuity of knowledge and relationship already established.
